This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position

This is a Facility Maintenance Technician (Mechanical Trades) at the Journey level. The position is considered to be a fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work at the contributing level. This position may also be given the opportunity to perform/learn another trade discipline either at the contributing or journey level. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction and design of facility components in assigned zone.

Minimum Education/Experience

Graduation from high school or equivalent and two years experience. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Essential Job Duties

The FM Tech Mechanical Trades performs under the direction of the Facilities Operations Zone 5 Supervisor.

Duties include:

1. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction and design of facility components requiring the application of skills in planning, problem-solving, attention to detail, teamwork, communication and adherence to safety.
2. Responsible for performing routine maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and/or the physical condition of buildings do not deteriorate.
3. Use electrical test devices to troubleshoot and repair chiller electrical control circuits.
4. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
5. Perform routine maintenance on HVAC motors and plumbing pumps.

Other Work Responsibilities

1. May function as a lead worker and be called upon to provide technical assistance and mentor other facility maintenance technicians, therefore must possess strong knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal and University regulations and standards.
2. Work with minimal supervision or instruction, and is expected to complete work with a high level of competence and professionalism, in compliance with generally accepted trade practices.
3. Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

Associates’ degree.

Three years’ of experience in the installation, maintenance and repair of physical plant facilities.

Experience in performing general maintenance work.

Strong working knowledge of both Electrical and Plumbing work.

Experience in performing routine maintenance on HVAC motors and plumbing pumps.

Knowledge and experience in using electrical test devices to troubleshoot and repair chiller electrical control circuits.

Proven track record in facilities.

Current Universal Certification by the EPA 40 CFR part 82, Subpart F preferred or the ability to obtain one in 12 months.

NC Electrical License or Journeyman card and/or Plumbing Journeyman card.

Ability to effectively communicate the English language (reading, writing, interpretation and comprehension).

Effective skills in verbal, written and interpersonal communications, however excellent communication skills are preferred.

Computer literate.

Knowledge and skill with Google Chrome, Microsoft Word and Excel, and willingness to learn new programs.

Ability to effectively work/interact with persons from different backgrounds and cultures.

Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.

Selected candidate must have the mental and physical capabilities to perform the essential functions of the position with or without reasonable accommodations.
