7:00 a.m. – 6:00 p.m. 4 days per week with rotating work days and occasional evening and weekend hours as necessary.

This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position

This is a Facility Maintenance Technician (Mechanical Trades) at the Contributing level with a specialty in HVAC Mechanical. The position is considered to be fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work at the contributing level. This position may also be given the opportunity to perform/learn another trade discipline either at the contributing or journey level. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction and design of facility components in assigned buildings.

Minimum Education/Experience

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Essential Job Duties

1. Tasks will include assessment of building HVAC conditions and performing proper resolution methods.
2. Assist Journey level technician in the repair and installation of commercial HVAC systems.
3. Responsible for performing routine maintenance to ensure that building HVAC systems continue to run smoothly, building systems operate efficiently, and/or the physical condition of building HVAC components do not deteriorate.
4. Use electrical test devices to troubleshoot control circuits.
5. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs as necessary.

Other Work Responsibilities

1. Work within a team to provide technical assistance for other facility maintenance technicians.
2. Apply knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal and University regulations and standards.
3. Work with minimal supervision or instruction, and is expected to complete work with a high level of competence and professionalism in compliance with generally accepted trade practices.
4. Climb ladders up to and including extension ladders, as well as lift cumbersome and sometimes heavy (50+ lbs.) mechanical parts.
5. Record maintenance activity, track workable man hours, and input craftspersons notes in the computer maintenance recording system.
6. Assist during inclement weather for clearing and cleaning of streets, sidewalks, steps, building entrances and other areas of obstruction of snow/debris, ice, water, etc. as required
7. Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

2. Two years’ experience in the installation, maintenance and repair of building HVAC systems in commercial environment.
3. Basic knowledge in both the commercial electrical and HVAC fields.
4. Proven track record in a commercial setting.
5. EPA card required or the ability to obtain within one year of hire date.
6. Ability to foster and create an atmosphere of teamwork.
7. Ability to effectively communicate the English language (reading, writing, interpretation and comprehension).
8. Effective skills in verbal, written and interpersonal communications, however excellent communication skills are preferred.
9. Computer literate. Knowledge and skill with Google Chrome, Microsoft Word and Excel, and willingness to learn new programs.
10. Ability to effectively work/interact with persons from different backgrounds and cultures.
11. Selected candidate must have the mental and physical capabilities to perform the essential functions of the position with or without reasonable accommodations.
